Privacy Policy

Vraify ("we", "us") operates the real estate platform at vraify.ai from Calgary, Alberta. This policy explains what personal information we collect from home buyers and sellers, why, how it is stored, who it is shared with, and your rights under Alberta's Personal Information Protection Act (PIPA). It applies whether you create an account or simply complete our home-preference quiz.

1. Information we collect

• Contact details: your name, email address, and phone number.
• Home preferences: budget, bedrooms, bathrooms, communities, styles, timeline, must-haves, and your other quiz answers.
• How you found us: the advertisement or link that brought you to Vraify (for example campaign tags in the web address), the page you first landed on, and the referring website.
• Consent records: what you agreed to, when, and the IP address and browser used, so we can prove your consent.
• Account details, if you create an account: login email and password (managed by our authentication provider, never stored by us in plain text), and a profile photo if you upload one.
• Activity on listings: properties you favourite, like, or dislike.
• Technical and usage data: how you interact with the product, collected via analytics described below.

2. Why we collect it

We use your information to: contact you about your home search by phone, text message, or email; show you listings that fit your preferences; connect you with a REALTOR® (see section 3); operate your account; measure which of our advertising works; improve the product; and prove your consent. We do not sell your personal information.

3. Who we share it with

• A partner REALTOR®: if you tell us you do not have a REALTOR®, we may share your name, contact details, and home preferences with a licensed Alberta REALTOR® (and their brokerage) we select to help you, so they can contact you. That brokerage may pay a referral fee; if so, it will be disclosed to you in writing.
• Your chosen REALTOR®: if you connect using a REALTOR®'s code or email, we share your profile with that REALTOR®.
• Your mortgage professional: if you arrived through a mortgage professional's link, that professional can see your profile and the listings matched to you.
• Service providers who operate Vraify on our behalf (section 4). They may only use your information to provide their service to us.
• Authorities, where required by law.

4. Service providers and where your data is stored

Your information may be stored or processed by the providers below, including on servers in the United States, where it may be subject to the laws of that jurisdiction.

• Google Cloud (Canada) — hosting of the Vraify application and file storage.
• Supabase — database storage and account authentication.
• Resend — sending emails.
• Twilio — sending text messages, when enabled.
• Anthropic — AI processing of content you submit to AI features, such as chats or documents.
• PostHog (United States) — product analytics, associated with your account identifier and email.

5. Emails and text messages

Messages about a request you made (for example, confirming your profile or following up on your home search) are sent based on your request. Listing updates and market news are sent only if you opted in. You can unsubscribe from any marketing email using the link in the message, and stop text messages by replying STOP. Every message identifies Vraify and how to reach us.

6. Analytics

We use PostHog to understand how people use Vraify so we can improve it. It records product usage events associated with your account, including your email address, on servers in the United States. We use this for product analytics only.

7. How long we keep your information

We keep your information while your account or home search is active. If you have no activity with us for 24 months, we delete or anonymize your personal information, except consent records and anything we must keep by law. You can ask us to delete your information sooner at any time.

8. Your rights under PIPA

You have the right to access the personal information we hold about you, to request corrections, and to request deletion. Email privacy@vraify.ai and we will respond within the timeframes required by law. We may need to verify your identity first.

9. Consent and withdrawal

We collect and use your information with the consent you give when you complete our quiz or create an account. You may withdraw consent at any time by emailing privacy@vraify.ai, subject to legal or contractual restrictions and reasonable notice. Withdrawing consent may mean we can no longer help with your home search. Information already shared with a REALTOR® you were connected to is also governed by that REALTOR®'s brokerage's privacy policy.

10. Security

We take reasonable measures to protect your personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

11. Data breaches

If a breach involving your personal information creates a real risk of significant harm, we will notify you and report it to the Office of the Information and Privacy Commissioner of Alberta as required by PIPA.

12. Children

Vraify is not intended for individuals under the age of 18, and we do not knowingly collect personal information from minors.

13. Changes to this policy

We may update this policy from time to time. We will revise the date and version above and, where appropriate, notify you of material changes.
